Most people have never heard of Modoc County. That is part of the reason we like it.
Modoc sits in the far northeast corner of California, where the state meets Oregon and Nevada. It is high country. Pine and juniper, open sagebrush flats, and big sky. The county seat, Alturas, is a small town. There are no crowds here. For a certain kind of buyer, that is the whole point.
Right now we carry more land in Modoc County than anywhere else. Here is how we think about it, and how to tell if it is your kind of frontier.
Why we buy in Modoc
We do not buy every parcel we could. A property earns a place with Pioneer when it has a real reason someone would want it. In Modoc, that reason is usually the outdoors.
When our team looks at a Modoc lot, we ask practical questions. Can you get to it? What is around it? Would someone want to spend a weekend here? What does the county say about how it can be used? If the answers are weak, we pass. The lots we list are the ones that made it through.
A base camp for the water
One of our buyers is an avid trout fisherman. He bought his lot for one reason: to use it as a base camp for his fishing trips. California Pines has 3 trout ponds which are stocked by the association, and a large reservoir at the base of the area which also produces wonderful fishing opportunities for families and acid fishermen.
He is not the only one with that idea. The man who sold us APN 035-013-005-000 is a practicing attorney. He knows land, and he chose this lot for himself. He bought it to build a small fishing cabin. He cleared part of the lot to get started. Then his plans changed and he moved away. That lot is now on our list, with part of the clearing already done, ready for the next owner to put their dream into action.
For hunters
Modoc is wide open country with a lot of public land. The Modoc National Forest covers a large part of the county. If you hunt, a parcel of your own can be a small base close to the places you already go each season.
It can be a place to park, set up camp, and come back to year after year. Seasons, tags, and hunting rules are set by the state of California. Check those directly before you plan a trip.
For campers
Camping is one of the main reasons people look at Modoc. The air is clean. The nights are dark and full of stars. The towns are quiet.
What you can do on a lot depends on county rules. All of our Modoc land is in California Pines, so it also depends on the California Pines property owners association. Rules can change, and answers can depend on who you ask. So we point you straight to the county and the association. Get your answer from them before you buy.
For RV owners
If you own an RV or plan to, a lot can give you a place to stop, a place to keep your gear, or the start of a longer plan.
RV use, how long you can stay, and what you need for water and waste are set by the county and the California Pines association. Short visits and longer stays are often treated differently. Ask before you plan. Any plan to build later is subject to county approval.
What we give every buyer before they choose
We’ve done the homework before you ask. Every Pioneer listing comes with our own due diligence sheet. It covers GPS coordinates, zoning and permitted uses, utilities, water and septic, access and road type, and county contacts. You start with real answers instead of an APN and a shrug.
Our research is a head start. It does not replace the county. Here are the questions we suggest you ask about any Modoc lot, including ours:
- What does the county allow on this parcel today?
- What do the California Pines association rules say about camping and RVs?
- Where will your water come from, and what will you do for waste?
- Which unit is the lot in, and how will you reach it in winter? The association does not plow snow in Units 4 and 5, so ask before you buy there.
- What do you want this land to be in five years?
If you can answer the last question, the others get easier.
Is Modoc your frontier?
Modoc is not for everyone. It is far from big cities. Services are limited. Winters are cold. But if you want a quiet place in the pines that is truly yours, it is worth a look.
You can see our current Modoc parcels on our website. Each one comes with its own due diligence sheet, and a real person on our team will answer your questions. Owner financing is available on many of our properties.
We find the land worth owning. You find the one that’s right for you.
Your Land. Your Frontier.
